Interior House Painting
At Mannion Custom Painting, LLC experience has taught us that a systematic approach is paramount in delivering a quality service that every homeowner deserves. Below are some of the general steps we will take on your painting project. Each project is different and depending on your situation other tasks may be needed. The best quality work is achieved only by careful complete preparation. It has been coined 'painting is 90% prep and 10% painting". We certainly agree!!
Set-up
Items are placed in the center of the room and covered with clean, new plastic sheeting for sanitary reasons. All floors are protected with heavy-duty canvas drop cloths. Depending on the service baseboards are taped off, and brown craft paper is placed down.
Prepare
Based on your requests, holes and cracks in ceilings and walls are filled; stains are oil primed and sealed, surfaces are scuff sanded. Walls and ceilings are always dusted along with baseboards. Certain projects warrant wall sanding with 150 grit sand paper to repair previous painter errors. All baseboards are caulked nails set and wiped clean with tack cloth prior to coating. We will remove all switch plates and outlet covers.
Paint
Repaired areas are primed and premium quality paint is applied to a uniform finish. We can recommend the proper finish for all of your painting needs. Clean
Furniture and accessories are moved back to their desired locations. Floors and carpets are vacuumed and swept. All of our materials are removed and trash is placed in contractor bags and taken offsite if requested. Outlet covers and switch plates are cleaned and put back.
Inspect
After our own careful inspection, we will accompany you the home owner for an inspection of all areas where we preformed work. Only after your complete satisfaction do we consider the job complete.
We will leave all extra open gallons of paint and give you clear instructions on how to touch up if necessary. We will also inform you on how to go about getting additional paint mixed should you need more. We warranty all of our work for five years on craftsmanship and material warranties vary depending on product used.
Exterior House Painting
Your particular project will have it's own variables and conditions, and based on them we will advise on the best plan of action to take.
Please keep in mind that the cost of painting the correct way the first time far out weighs the expense and aggravation of having to correct a poor quality job.

Wash
To achieve a great looking long lasting paint job the exterior of the house needs to be power washed. Power washing not only removes dirt and grime it can also remove and with certain products kill mold and algae. Some applications even loose and peeling paint can be removed. We use environmentally friendly cleaning products that will not harm your gardens, tress or pets.
Surface Preparation
After washing and complete drying we will scrape loose and peeling paint and oil spot prime. We will caulk all loose and separated joints with premium caulk. We will de-gloss any services that require it prior to coating.
Paint

Clean
Clean up is done daily, as well as at the completion of our work. Paint chips are removed and all our materials are packed up and stored neatly. All equipment is stored in a neat manner and out of the way.
